30 Oct Key Biscayne Luxury Condos From $1 Million (2026)
Key Biscayne Luxury Condos From $1 Million (2026)
As of October 2026, at least 30 condominium and cooperative buildings and communities on the Miami-Dade County tax roll in the Village of Key Biscayne had residences listed at $1 million or more. They range from Island House, built in 1961, to Oceana Key Biscayne, built in 2014. Year built and residence counts come from Miami-Dade County Property Appraiser records; asking prices come from active, pending and under-contract MLS listings. Counts leave out beach cabanas, shops and other parcels the county records separately. Hotel condominium units at the Grand Bay resort are not included. One planned building, at 301 Ocean Drive, is listed separately below with its reported details and sources.

I'm buyingI'm sellingHow Inspections Work in Key Biscayne
Key Biscayne is in Miami-Dade County, where the county’s building recertification program applies (checked October 30, 2026). Condominium and cooperative buildings three stories or taller within three miles of the coastline need a recertification inspection at 25 years if built in 1998 or later. Those built from 1983 to 1997 were due by December 31, 2024, and buildings built in 1982 or earlier that have already had an initial recertification keep their established schedule. Inspections then repeat every 10 years, and reports are due within 90 days of the county’s notice. Florida’s statewide milestone inspection law (section 553.899, Florida Statutes) also applies. Each building page shows how the rules count for that building; confirm the schedule with the Village of Key Biscayne or the association.
