Wellington, Florida: The Equestrian Season and Buying a Horse Property
Wellington, in western Palm Beach County, hosts one of the world’s biggest winter horse-show seasons: the Winter Equestrian Festival opens on January 6, 2027, dressage starts on January 14 and polo usually runs into April, and the farms around the showgrounds are among the most sought-after equestrian properties in the country. This guide covers the 2027 season dates that have been announced, who runs the main venues, where the horse properties are, recent reported sales, and the zoning, manure, drainage and tax rules a buyer should understand, as of November 5, 2026.
Facts come from the venues, the Village of Wellington, Palm Beach County, Florida law and established press, as dated in the Sources box. Dates, rules and prices change; this is general information, not legal, tax or insurance advice.

The Season: What Is on in Winter 2027
Winter Equestrian Festival
The Winter Equestrian Festival is held at Wellington International, 3400 Equestrian Club Drive. The venue’s schedule lists WEF 2027 Premiere Week on January 6–10, 2027, followed by weekly shows: Week 1 (January 13–17) is a CSI5* week, Week 5 (February 10–14) is another CSI5* week, and Week 10 runs March 17–21. The venue’s homepage describes “12 weeks of FEI-sanctioned international show jumping” from January through April and cites “over $16 million in prize money” for the winter season. The final week and the 2027 prize-money total had not been announced when we checked. CSI ratings are set under the rules of the FEI, and many weeks are also rated by US Equestrian as Premier “AA” shows.
For 2026, the venue announced a record $16 million in WEF prize money and a $1,000,000 Rolex US Equestrian Open CSI5* Grand Prix. The Wellington Town-Crier reported the 2026 total as $16.55 million, so the two figures differ slightly.
The easiest night out is Saturday Night Lights: Grand Prix jumping on Saturday nights with food and live music. The venue says general admission is free, general parking is $25 and evening valet is $35, with gates at 6 p.m. and competition at 7 p.m.
Dressage moves to a new home
The Adequan Global Dressage Festival’s 2027 schedule starts with Week 1 on January 14–17 and runs to a Week 12 on April 1–4, 2027, listed at Wellington International South, 14001 Gracida Street. (The venue’s homepage calls it “10 weeks” of international dressage, while its schedule runs to Week 12, so check each week before you plan.) Dressage-News reported in October 2025 that the festival was leaving Equestrian Village, the old dressage grounds, because that land is planned for housing.
Polo and the beach show
Polo is played at the National Polo Center, which the Town-Crier describes as owned and managed by the United States Polo Association. The Land Report wrote that the USPA bought the 160-acre club in June 2022 for $110 million. In 2026 the season ran from the C.V. Whitney Cup (from February 11) through the USPA Gold Cup (March) to the U.S. Open Polo Championship (April 1–26), according to the Town-Crier. The 2027 dates had not been published as of November 5, 2026.
On the coast, the Longines Global Champions Tour opened its 2026 season in Miami Beach on April 3–5, 2026, with the arena on the sand at 21st Street. Its 2027 dates had not been announced.
Who runs Wellington International
Eurodressage reported that a new entity, WI FL Acquisition, LLC, whose majority partners included Mark Bellissimo, agreed in October 2024 to buy Wellington International back from Global Equestrian Group, which had bought it in 2022. The sale closed in November 2024. The venue’s website now describes Wellington International as part of the Wellington Lifestyle Partners portfolio, and in November 2025 Abu Dhabi’s Modon Holding announced a strategic investment in Wellington Lifestyle Partners. After a leadership change in March 2026, Michael Stone, the venue’s president, took executive oversight of operations, according to Dressage-News. The Town-Crier reported that WEF generated more than $500 million in economic impact for Palm Beach County in 2025.
Where the Horse Properties Are
Most of Wellington’s show farms sit in the Equestrian Preserve Area, which the Town-Crier describes as about 9,000 acres of land kept low-density, with horse owners’ needs put first. Neighborhoods that come up again and again in press reports of sales include:
- Grand Prix Village and Grand Prix Farms, close to the showgrounds. In May 2025, The Real Deal reported a $25.5 million sale of a 14.2-acre compound with 28 stalls on Olde Hampton Drive, and, in June 2026, a $17 million sale of a 7.82-acre property with 38 stalls on Grand Prix Farms Drive.
- Mallet Hill, a gated community, where The Real Deal reported a $26 million sale of a 5.5-acre estate on Quarter Horse Trail in March 2022.
- Southfields Road, home of the Palm Beach Equine Clinic, a full-service equine surgical center, at 13125 Southfields Road.
- Stables Way and 50th Street South, where The Real Deal reported a $20.4 million sale of two adjoining estates totaling about 30 acres in June 2023.
- Little Ranches and Saddle Trail Park, older equestrian neighborhoods. The Town-Crier reported that new lots in Little Ranches must be at least five acres.
Just north, the Town of Loxahatchee Groves is another horse-friendly town, with its own rules on manure (see below). Press and agents also cite Palm Beach Point, Equestrian Club Estates and Palm Beach Polo as equestrian communities; confirm on the village’s zoning map whether a given parcel is in the preserve.
What Horse Properties Sell For
The Elliman Report for Wellington, prepared by Miller Samuel, put the Q4 2025 median for single-family homes on two or more acres at $3,800,000, up 78.5 percent from a year earlier, on 16 sales, with 66 listings. Across all Wellington single-family homes, the median was $725,000. Q4 2025 was the most recent edition we could confirm. In October 2026, The Real Deal reported that, from Wellington’s horse farms to new communities in Ocala, demand for equestrian real estate “has surged in recent years” (we read Florida Trend’s summary of that article).
Prices depend heavily on stall count, ring and footing quality, distance from the showgrounds and whether the farm can be ridden to the venue. Many farms and stalls are also leased for the winter circuit, but we found no reliable published figures for seasonal rents.
Rules Every Buyer Should Understand
Zoning and the Equestrian Preserve Committee
Proposals in the preserve go to Wellington’s Equestrian Preserve Committee, which advises the Village Council. In 2015 the Town-Crier described Wellington’s equestrian overlay district as made up mostly of 5- to 10-acre lots, with rules such as a home being required before a barn on lots under 5 acres, and only one barn on lots under 10 acres. Rules have been amended since, so ask Wellington Planning, Zoning and Building in writing what a specific parcel allows: lot size, barns, stalls, arenas and setbacks.
Development fights to watch
Two decisions shape the area around the showgrounds. In February 2024, the Village Council approved plans by Wellington Lifestyle Partners to replace the Equestrian Village showgrounds with homes, alongside a rezoning for new showgrounds that needed a separate review; WPTV reported that about 90 acres were removed from the preserve, while the Palm Beach Post put it at 96 acres. And in February 2026, the council rejected a redesigned plan to turn the Isla Carroll polo fields off 120th Avenue South into homes and a private club, The Real Deal reported. The owner, 120th Avenue S, LLC, sued the village in March 2026, according to the Boca Post; the case was pending and its claims unproven when we checked.
Manure
Manure matters here because, as the Town-Crier has reported, it is a significant source of phosphorus that can harm the Everglades. Wellington requires manure to be moved by registered haulers and stored in bins that will not leak, according to the Town-Crier, which reported in 2022 that the council approved changes on first reading that would move bin inspections from every year to every other year; check the current rules with the village. In Loxahatchee Groves, the town’s livestock waste rules ban piling manure, require it to be spread within 72 hours, and keep it at least 200 feet from a private well or water source (300 feet if the water source is downslope).
Drainage
Much of Wellington’s drainage is run by the Acme Improvement District, a special district created by the Legislature in 1953 whose board is the Village Council. It runs the pump stations, canals and gates, maintains equestrian trails, and charges non-ad valorem assessments. Check the parcel’s flood zone and drainage history, and get wind and flood insurance quotes before your inspection period ends.
Agricultural classification (“greenbelt”)
Under Florida Statute 193.461, land used for “bona fide agricultural purposes,” defined as “good faith commercial agricultural use of the land,” can be assessed at agricultural value, and the statute sets a March 1 filing deadline. Palm Beach County applications are accepted from January 1 to March 1, and approved land does not need to reapply each year. The Palm Beach County Property Appraiser lists equine use, uses an industry guideline of two full-sized horses per acre, and says a new owner must reapply. It also says the classification does not always lower the tax bill. A private riding farm is not automatically a commercial operation, so ask a tax adviser before you count on the savings.
Questions to Ask Before You Buy
- Is the parcel inside the Equestrian Preserve Area, and what do the current village rules allow on it for barns, stalls, arenas and lot splits?
- Were every barn, covered arena and groom’s apartment permitted, with final inspections? Pull the permit history.
- Does the farm have a compliant manure bin, and which registered hauler services it?
- Does the land have agricultural classification now, and will your use qualify after closing? The application is due by March 1.
- What are the Acme assessments, and do the HOA rules limit stall counts, horse numbers or commercial boarding?
- What is the flood zone and drainage history, and what will wind and flood insurance cost?
- Where are the well, septic or water lines relative to paddocks and manure storage?
- What is planned nearby, and how heavy is show-season traffic on Pierson Road, South Shore Boulevard and 120th Avenue South?

I'm buyingI'm sellingThe Bottom Line
Wellington’s appeal is the season: three months of world-class show jumping, dressage and polo within a short ride of your barn. The farms closest to the showgrounds command the highest prices, with reported sales up to $26 million. Before you buy, check what the village’s equestrian zoning allows on that parcel, how manure and drainage are handled, and whether agricultural classification will really apply, and watch the pending development decisions near the showgrounds and the polo fields.
