Property Taxes
The Town set its operating tax rate at 2.8259 mills for 2025–26, up from 2.8086 in 2024–25, according to the Florida Department of Revenue. That is about $2.83 for every $1,000 of taxable value, and it is only the Town’s share; your total bill also includes Martin County, the school district and other taxing districts. After a sale, the property is generally reassessed at full market (just) value as of January 1 of the following year, so the buyer does not inherit the seller’s capped assessed value; only the buyer’s own exemptions and any homestead portability benefit the buyer qualifies for apply (sections 193.155, 193.1554 and 193.1555, Florida Statutes). Ask whether the property is also subject to Beach District charges.
Public Safety
The Town’s Public Safety Department provides police, fire rescue and emergency medical services within the Town, and the Town says all sworn officers must be certified in all three fields. Advanced life support is provided with on-site help from Martin County Fire Rescue paramedics. The department is at 103 Bunker Hill Road; non-emergency dispatch is 772-545-0112 or 772-545-0111.
The Beach District
The Town’s Beach Protection District covers more than 8 miles of Atlantic shoreline. Its director oversees budget planning, contracting and construction for the shoreline protection program and coordinates with federal, state and local agencies. Florida requires sellers of residential property to give a flood disclosure at or before signing the contract (section 689.302).
Building and Development Review
The Town has its own Building Department and a seven-member Development Review Board, appointed by the Mayor, with three alternates. The Board hears certain variance applications and decides whether proposed plans are “of the same general character” under the Town’s land development regulations. It meets on the first Thursday of each month at 9 a.m. in Town Hall, and its decisions are issued as written development orders posted on the Town website. If you plan to build or renovate, ask the Town early which approvals apply.
A Short History
According to the Town, the island was part of a roughly 12,000-acre Spanish land grant in 1815. The Island Inn, a hotel with three cottages built in 1916, established it as a winter colony. Joseph V. Reed bought out the other owners of the Hobe Sound Company in 1934, and he and his wife Permelia founded the Jupiter Island Residents Committee in 1944. In 1945 Joseph Reed donated the land for the Town’s police station and firehouse, and the Reeds also gave Martin County the land that is now Hobe Sound Beach for use as a public beach. The family owned the property until 1996. Land at the island’s south and north ends was given in 1968 and 1976 to The Nature Conservancy and the U.S. Department of the Interior as preserves.
