Palm Beach Oceanfront Condos: Every Building $1 Million and Up (2026)

Palm Beach has about 30 oceanfront condominium buildings with residences priced from $1 million to more than $20 million, from Worth Avenue in town to the South End. Most were built between 1960 and 1986, so nearly all of them were required to complete their first Florida milestone inspection by December 31, 2024. Only Bellaria (2006) is not yet due. Further down, we also list 27 more Palm Beach condo and co-op buildings with residences listed at $1 million or more as of October 2026, in town, on Ibis Isle and in the South End, that are not all on the ocean.

Milestone Inspections and Reserves in Palm Beach

  • 30-year rule: the Town of Palm Beach requires the first milestone inspection when a building reaches 30 years, then every 10 years.
  • Older buildings: buildings that turned 30 before July 1, 2022 had until December 31, 2024.
  • Reserves: every building also needed its first structural integrity reserve study by December 31, 2025 (or 2026 if combined with the milestone inspection), and can no longer waive reserves for structural items.
  • County picture: a 2026 state report listed no unsafe condo buildings in the Palm Beaches, but 17 of the county’s 39 building officials had not reported their inspection results.

Before buying in any building, ask for the milestone summary, the reserve study, the budget and any special assessments. Our Florida condo milestone inspection and SIRS guide explains every rule.
