Lauderdale-by-the-Sea Oceanfront Condos: Prices, Years and Inspections (2026)
We checked 46 condominium and cooperative buildings in Lauderdale-by-the-Sea against Broward County records: 35 directly on the ocean along A1A and El Mar Drive, 9 on the beach side of A1A with a street or another property between them and the sand, and two with land on both sides of A1A. They range from co-ops built in the 1950s to the Villas by the Sea buildings completed in the 2000s and 2010s. Every building below was checked against Broward County Property Appraiser records for its year built and number of units, and against county parcel maps for which side of A1A it sits on. County records place every building here inside the Town of Lauderdale-By-The-Sea, even where listing sites file the address under Pompano Beach because of its 33062 mailing ZIP. We also list four fee-simple townhome communities, from Marina Village and the Oriana Townhomes, built in 2007, to Sky360, completed in 2020–2022. Asking prices are as of October 2026.

I'm buyingI'm sellingHow Inspections Work in Lauderdale-by-the-Sea
Lauderdale-by-the-Sea is in Broward County, so two sets of rules apply. Broward’s Building Safety Inspection Program requires structural and electrical safety inspections when a building reaches 25 years, based on its certificate of occupancy date, and every 10 years after that, and the program serves as compliance for Florida’s milestone inspection. Separately, Florida requires a structural integrity reserve study (SIRS) at least every 10 years for condominium buildings of three or more habitable stories. We could not find a town web page describing how the town administers the inspection program, so confirm a building’s schedule and latest report with the Town of Lauderdale-By-The-Sea Building Division (954-640-4215) or the association. Our Broward vs. Palm Beach County inspection rules guide explains the differences between counties.

What Buyers Should Ask For
- The milestone inspection summary, if the building has had a milestone inspection (ask for any Phase 2 report too)
- The most recent structural integrity reserve study, or a statement that none has been completed
- The annual budget and financial statement, plus the reserve balance and any special assessments
- Board minutes from the past year, for planned repairs
For a resale, Florida law (section 718.503(2)) entitles the buyer, at the seller’s expense, to the declaration, articles, bylaws and rules, annual financial statement and budget, Q&A sheet, milestone inspection summary (if applicable), the most recent SIRS or a statement that none exists, and any turnover inspection report. Unless the buyer received them more than 7 days before signing, the buyer may cancel within 7 days (excluding weekends and legal holidays) after signing and receiving them, until closing. A buyer purchasing from the developer has 15 days (section 718.503(1)). Board minutes, reserve balances and special-assessment details are not on the statutory list; request them separately. Read our complete guide to Florida condo milestone inspections and SIRS.
