Prices and Recent Listings
Asking prices for residences at Palm Club as of October 2026 ran from $550,000 to $1.1 million, depending on size, location and renovation.
Inspection Status
Because the building turned 30 before July 1, 2022, its first statewide milestone inspection was due by December 31, 2024. The next one is due about 10 years after that. Listings describe Palm Club’s residences as homes, so ask the association whether any building has three or more stories. This statewide requirement applies only to buildings of three or more stories.
Lauderdale-by-the-Sea is in Broward County, where the county’s Building Safety Inspection Program (BORA Policy 05-05) applies under the Broward amendments to the Florida Building Code. Buildings need structural and electrical safety inspections at 25 years of age, based on the certificate of occupancy date, and every 10 years after that, and the program serves as compliance for Florida’s milestone inspection. We could not find a town web page describing how the town administers the program, so confirm a building’s schedule and latest report with the Town of Lauderdale-By-The-Sea Building Division (954-640-4215) or the association.
Florida requires milestone inspections for condominium and cooperative buildings of three or more stories. Phase 1 is a visual review by a licensed engineer or architect; Phase 2 is required only if Phase 1 finds substantial structural deterioration, and repairs must begin within 365 days of the Phase 2 report.
Reserves, SIRS and Assessments
Florida’s structural integrity reserve study (SIRS) and reserve rules apply to cooperative buildings of three or more habitable stories, as they do to condominiums. Reserves for the components the study covers can no longer be waived or reduced, which has raised monthly maintenance fees in many older buildings. When comparing residences, review the current budget, the reserve balance and any planned or pending special assessments.
What Buyers Should Ask For
- The milestone inspection summary (and Phase 2 report, if any)
- The most recent structural integrity reserve study, or a statement that none exists
- The current budget, reserve balance and any special assessments
- Board minutes from the past year, for planned repairs
- The cooperative’s rules on board approval, financing and leasing
Florida’s Cooperative Act requires the seller to provide the cooperative’s governing documents and gives the buyer a short period to cancel after receiving them; the cooperative addendum to your contract states the exact period. Listed residences at Palm Club are priced $550,000 to $1.1 million as of October 2026.
When is the milestone inspection due at Palm Club?
Florida’s statewide milestone inspection applies only to condominium and cooperative buildings of three or more stories, and listings describe Palm Club’s residences as homes rather than a tower, so ask the association whether any Palm Club building is covered.
