Property Taxes
The Town set its operating tax rate at 3.0000 mills for 2025–26, unchanged from 3.0000 in 2024–25, according to the Florida Department of Revenue. That is $3 for every $1,000 of taxable value, and it is only the Town’s share; your total bill also includes Palm Beach County, the school district and other taxing districts. A property’s assessed and taxable values are on the Palm Beach County Property Appraiser website. After a sale, the property is generally reassessed at full market (just) value as of January 1 of the following year, so the buyer does not inherit the seller’s capped assessed value; only the buyer’s own exemptions and any homestead portability benefit the buyer qualifies for apply (sections 193.155, 193.1554 and 193.1555, Florida Statutes).
Flood Zones and Flood Insurance
- Find your zone. The Town says flood zone maps are available at the Library or Town Hall, and owners can also use Palm Beach County’s flood zone look-up tool at ReadyPBC.org.
- Discount. The Town says its Community Rating System participation gives a 10% discount on qualifying National Flood Insurance Program policies, scheduled to rise to 15% starting in April 2027. New policies usually have a 30-day waiting period.
- Elevation certificates. The Building Department at Town Hall keeps copies of FEMA elevation certificates for all buildings constructed in the Town’s floodplain since 2001.
- The 50% rule. Under the National Flood Insurance Program, the Town explains, if the cost of improvements or repairs equals or exceeds 50% of a building’s market value, the building must meet the same standards as new construction. That matters if you plan a major renovation of an older home.
- Seller flood disclosure. Florida requires sellers of residential property to give a flood disclosure at or before signing the contract (section 689.302).
Building, Renovating and Design Review
The Town has its own Building, Zoning and Code Compliance departments at Town Hall (561-585-9477), and its Architectural Commission (ARCOM) meets in the Town Hall chambers. Before you buy a home you plan to rebuild or renovate, ask the Town which approvals the project will need and how long review takes. The Town’s rules are in its Code of Ordinances.
Police and Public Safety
The Town of Manalapan Police Department offers vacation house checks: officers walk around a property whose owner has submitted a request form, at various times of day and night and check for anything suspicious. Dispatch is 561-585-4030.
