Pompano Beach Oceanfront Condos: Luxury Buildings, Prices and Inspections (2026)
We checked nine luxury condominium buildings near the ocean in Pompano Beach against Broward County records, from Sea Monarch and the Wittington, both built in 1970, to Casamar, completed in 2025. Seven sit directly on the oceanfront, with no street between them and the beach, based on county parcel maps and listings. Sea Monarch is across North Pompano Beach Boulevard from the sand, and The Plaza at Oceanside is on the west side of Ocean Boulevard (A1A), based on its map location. Every year built and unit count comes from Broward County Property Appraiser records. As of October 28, 2026, these are all the condominium buildings on the Pompano Beach tax roll with residences listed at $1 million or more; newer buildings are on our new construction page. Asking prices are as of October 2026.

I'm buyingI'm sellingHow Inspections Work in Pompano Beach
Pompano Beach is in Broward County, so two sets of rules apply. Broward’s Building Safety Inspection Program (BORA Policy 05-05) requires structural and electrical safety inspections when a building reaches 25 years, based on its certificate of occupancy date, and every 10 years after that, and the program covers Florida’s milestone inspection. The City of Pompano Beach administers the program, so confirm a building’s schedule with the city’s building inspections office or the association. Separately, Florida requires a structural integrity reserve study (SIRS) at least every 10 years for condominium buildings of three or more habitable stories. Our Broward vs. Palm Beach County inspection rules guide explains the differences between counties.

Several townhouses in Pompano Beach were also listed above $1 million on October 28, 2026, on Bay Drive, Sunset Drive, SE 7th Street and North Ocean Boulevard. County records list each as a single townhouse lot, not part of a named townhome community, so they are not listed here.

What Buyers Should Ask For
- The milestone inspection summary, if the building has had a milestone inspection (ask for any Phase 2 report too)
- The most recent structural integrity reserve study, or a statement that none has been completed
- The annual budget and financial statement, plus the reserve balance and any special assessments
- Board minutes from the past year, for planned repairs
For a resale, Florida law (section 718.503(2)) entitles the buyer, at the seller’s expense, to the declaration, articles, bylaws and rules, annual financial statement and budget, Q&A sheet, milestone inspection summary (if applicable), the most recent SIRS or a statement that none exists, and any turnover inspection report. Unless the buyer received them more than 7 days before signing, the buyer may cancel within 7 days (excluding weekends and legal holidays) after signing and receiving them, until closing. A buyer purchasing from the developer has 15 days (section 718.503(1)). Board minutes, reserve balances and special-assessment details are not on the statutory list; request them separately. Read our complete guide to Florida condo milestone inspections and SIRS.
