South Florida’s 10 Most Expensive Home Sales of 2026 (So Far)
The most expensive home sold in South Florida in 2026 is 7 Indian Creek Island Road in Indian Creek Village, at $170 million in March, and eight of the ten priciest houses are in Palm Beach County. Here are the ten largest closed house sales in Miami-Dade, Broward and Palm Beach counties, as reported as of November 1, 2026.
Facts come from news outlets (The Real Deal, the Palm Beach Post, the Palm Beach Daily News, The Coastal Star, AOL, Fox Business citing The Wall Street Journal), Redfin’s monthly most-expensive-sales reports, a Realtor trade association’s market reports, and Miami-Dade and Palm Beach County property appraiser records. Figures are as reported on the dates shown and may change.
How We Built the List
We counted closed residential sales from January 1 to October 31, 2026, in Miami-Dade, Broward and Palm Beach counties, as reported by named outlets. Each row in the table cites its source and date. Prices are as reported, rounded. The county deed record is the final word. On November 1, 2026, we checked the price and deed date of each Miami-Dade and Palm Beach County sale in the table with the county property appraiser, except the Coconut Grove sale, whose address was not reported and whose deed we did not locate; its price and month are as reported. The month shown is the month on the deed, which can come before the month the sale was recorded or reported. You can look up any sale by address with the Miami-Dade County Property Appraiser, the Broward County Property Appraiser or the Palm Beach County Property Appraiser.
We ranked houses only. A $105 million vacant lot is covered separately below. We do not name buyers or sellers, or the companies and trusts they used. Many large deals close privately, and some are reported late or not at all, so a sale missing from the press may be missing here.

Indian Creek Sets the Miami-Dade Record
The Real Deal (April 20, 2026) reported that the $170 million sale of 7 Indian Creek Island Road, which closed in March, set a price record for Miami-Dade County. It passed the $120 million sale of 26 Star Island Drive in March 2025, which The Real Deal (December 16, 2025) listed among that year’s top sales. The house had come to market in November 2025 at $200 million, according to The Real Deal (November 11, 2025). It is not a Florida record: The Real Deal (December 16, 2025) reported a $225 million sale in Naples in 2025.
Manalapan’s South Ocean Boulevard
Four of the ten houses sit on South Ocean Boulevard in Manalapan: numbers 1370, 1660, 1940 and 820. Add the $105 million vacant lot at 1120 S. Ocean Blvd, and five of the year’s largest residential deals were on that one road. Redfin (March 23, 2026) named the $68.3 million sale at 1940 S. Ocean Blvd the most expensive U.S. home sale of February 2026, and called it never-before-listed. The Real Deal (October 1, 2026) reported that 1370 S. Ocean Blvd, about 29,500 square feet with 300 feet on the ocean, sold for $83.2 million after asking $150 million and then $135 million.
Boca Raton’s Top Sale
The Coastal Star (June 3, 2026) reported the $75 million sale of 2500 E. Maya Palm Drive, in the Royal Palm Yacht & Country Club, and quoted a representative of the buyer calling it “Boca Raton’s richest single-family residential real estate transaction to date.” The new waterfront home had listed on April 30, 2026, at $80 million and sold on May 20, according to the same report.
Palm Beach’s Private Deals
All three Palm Beach sales in the top ten were off-market. Villa Flora, a landmarked Mizner-era estate at 260 N. Ocean Blvd, sold for $76.73 million in an off-market deal, with the deed recorded February 2, 2026, according to the Palm Beach Post. The deed itself is dated January 29. The Miami Realtors second-quarter report (July 2026) gives $76.3 million; we use the deed figure the newspaper reported, which matches the county record. The Palm Beach Daily News season recap (May 5, 2026) ranked Villa Flora the biggest residential sale of the 2025–26 season. The same recap lists 102 Angler Ave at $58.37 million and 635 Crest Road at $57 million, both private deals. A $72 million private sale at 1460 N. Lake Way also appears in the recap, but its deed is dated December 30, 2025, so it is not a 2026 sale.
Land Sales
The year’s second-largest residential deal was land. A 3.6-acre vacant ocean-to-lake lot at 1120 S. Ocean Blvd, Manalapan, sold for $105 million in April 2026, according to The Real Deal (April 20, 2026), which called it the “most expensive land sale ever in the coastal enclave.” Reports differ on whether it was listed publicly before the sale.
Top Condo Sales of 2026
Condo data is thinner, and we include only sales with clear sources. All three are at the Four Seasons Private Residences at The Surf Club in Surfside.
- Unit N-PH6, $44 million, March 2026, according to Redfin’s March report (April 15, 2026). A $44 million penthouse sale in the building was also reported in November 2024, and we could not confirm whether these are the same deal.
- Unit S-1011, $33 million, January 2026, according to Redfin’s January report (February 18, 2026).
- Unit S-1003, about $30.3 million, August 2026, according to Redfin’s August report (September 16, 2026).
None comes close to the Miami-Dade condo record. The Real Deal (November 24, 2025) reported the $86 million sale of a Seaway at The Surf Club penthouse as “the most expensive condo ever sold in Miami-Dade County,” and as of November 1, 2026, we found no 2026 sale reported above it. On the island of Palm Beach, the top condo sale of the 2025–26 season was $9.8 million, according to the Palm Beach Daily News (May 5, 2026).
Pending Deals (Not Closed)
These are contracts, not sales. They may change or fall through.
- 911 N. Ocean Blvd, Palm Beach: under contract at $160 million. The Real Deal (October 26, 2026), citing The Wall Street Journal, reported the contract on the 2.2-acre oceanfront estate, which had listed at $185 million in late 2025. The buyers plan to replace the house and, pending approval, split the site into two lots, per the same report. The Real Deal puts the island’s record at $170 million, set in 2023.
- Estates at Acqualina PH1, 17901 Collins Ave: contract signed at a $40 million asking price in late October 2026, according to The Real Deal (October 27, 2026), citing a brokerage report.
The Bigger Picture
The top of the market is only part of the story. Miami Realtors reported 407 sales of $10 million or more through September 2026, up 40% on the same period of 2025 (October 19, 2026). Through August, the count was 371, against 378 in all of 2025 (September 17, 2026). The record is 436, set in 2021. Note the geography: Miami Realtors’ figures cover five counties, Miami-Dade, Broward, Palm Beach, Martin and St. Lucie, not just the three in our list.
By county:
- Palm Beach County: 179 house and condo sales of $10 million or more through October 14, 2026, the most in any calendar year, and 21 sales of $30 million or more through September, equal to all of 2025 (Miami Realtors and RWorld, October 16, 2026).
- Miami-Dade County: 194 sales of $10 million or more through August 2026, against 170 in all of 2025, per Miami Realtors data reported by Haute Residence (September 29, 2026).
Broward’s Top Sale
Broward’s largest 2026 house sale in our sources is $42 million for 1107 Hillsboro Mile, Hillsboro Beach, in July, according to Redfin’s July report (August 19, 2026). Earlier, Miami Realtors (July 2026) called the $36.5 million sale of 1083 Hillsboro Mile in January the largest Broward luxury deal of 2026 as of the second quarter. The same report gives Broward’s all-time high as $70 million at 5 Harborage Isle, Fort Lauderdale, in September 2024. For the street itself, see our Hillsboro Mile guide.
Questions to Ask
If You Are Selling
- Which recent sales are true comparables for my lot, frontage and age of house, and which are teardowns or land deals priced on a different basis?
- Would an off-market sale or a public listing serve me better, and what does each do to the buyer pool and to my privacy?
- Several homes on this list sold well below their first asking price. How should we price so that the first weeks on market count?
- How will the sale appear in county records, and what will be public once the deed records?
If You Are Buying
- What did the county property appraiser record for the comparable sales, and do those match the prices in the press?
- For a waterfront estate, what are the seawall, dock, flood zone and insurance facts, in writing?
- Is the house worth more than the land, or am I paying land value for a house I may replace?
- Are there off-market homes that fit my brief, and how will my identity be protected at closing?
The Bottom Line
As reported through October 31, 2026, the year’s top sale is the $170 million Indian Creek Village house, a Miami-Dade price record per The Real Deal. Eight of the ten largest house sales were in Palm Beach County, four on Manalapan’s South Ocean Boulevard, and five were off-market. Boca Raton had what a buyer’s representative called its richest single-family sale, at $75 million, per The Coastal Star. A $160 million Palm Beach contract has not closed. Before relying on any figure here, check the county deed record.
