Hillsboro Mile and Deerfield Beach: South Florida’s Quiet Ultra-Luxury Coast
The Hillsboro Mile, the roughly three-mile strip of A1A that makes up the Town of Hillsboro Beach, is one of South Florida’s most private oceanfront addresses, with estates that have sold for more than $40 million, the new Rosewood Residences under construction and Deerfield Beach’s pier, restaurants and Boca Raton just to the north. This guide covers the town, the record sales, the Rosewood project, what to know about flood maps, beaches and condo inspections, and where to eat nearby, as of October 31, 2026.
Facts come from the town, the city, Broward County, the developers and established press, as dated below. Prices, plans and rules change; this is general information, not legal, tax or insurance advice.

The Town of Hillsboro Beach
The Town of Hillsboro Beach runs about 3.2 miles north from Hillsboro Inlet, with the Intracoastal Waterway on its west side, according to the Greater Fort Lauderdale Alliance. Visit Lauderdale describes it as “just 3 miles long and 900 feet at its widest point,” with A1A the only road running its full length, about 5 to 10 minutes by car from Boca Raton. The town has its own police department and water system, and its rules limit construction to weekdays from 8 a.m. to 6 p.m.
Because land is scarce, most building here replaces older homes and condos with new ones, the Alliance notes. The town says new flood policies have a 30-day waiting period, and a free community shuttle runs with Broward County Transit.
Hillsboro Inlet Lighthouse
The Hillsboro Inlet Lighthouse was first lit on March 7, 1907, and automated in 1974, according to the U.S. Coast Guard. It has been on the National Register of Historic Places since 1979, Broward County says. The Hillsboro Lighthouse Preservation Society runs boat tours for members and a museum in Pompano Beach. In July 2026 a lighthouse preservation group launched a fundraising push for a $2 million restoration, Local 10 reported.
Record Sales on the Mile
An oceanfront estate at 1105–1107 Hillsboro Mile, a 10,100-square-foot house built in 2021 on 2.4 acres, sold for $40.9 million, The Real Deal reported in July 2026. That was close to the town record of $42.5 million, set in 2018 at 935 Hillsboro Mile. The Real Deal also reported an ocean-to-Intracoastal home that sold for more than $36 million in January 2026.
The town’s overall numbers look very different. Redfin put Hillsboro Beach’s median sale price at about $540,000 for the three months ending September 2026, a figure that reflects the whole market, condos included, far below estate prices. On the Mile, the price depends on which side of A1A a property sits and how much water it fronts.
Rosewood Residences Hillsboro Beach
The biggest new project on the Mile is Rosewood-branded Rosewood Residences Hillsboro Beach, developed by Related Group and Dezer Development at 1180 Hillsboro Mile. Rosewood announced 92 residences in 2023, 70 beachfront and 22 coastal, with architecture by Arquitectonica and interiors by Studio Piet Boon.
- Construction: the developers topped out the building in February 2026 and said full completion is expected in early 2027. Coastal Construction is the general contractor.
- Prices: available residences started at $5.95 million in February 2026, and a collection of 15 penthouses was released in April 2026 from $16.5 million, the developers said.
- Financing: the project received $307 million in construction financing from Apollo Global Management, Commercial Observer reported in December 2024.
- History: neighbors challenged the height variance for the 10-story building, and a court quashed it in 2023. The town later rezoned the site, and construction went ahead. A further complaint against the rezoning was reported in November 2024; we could not confirm its outcome.
What Buyers Should Check Here
- Flood maps. New FEMA flood insurance rate maps for Broward County, including Hillsboro Beach and Deerfield Beach, took effect July 31, 2024, according to the Federal Register. The town points buyers to Broward County’s address-search flood map.
- The beach. The town lost about 20% of its sand in 2023, the Sun Sentinel reported, and a renourishment of about 64,000 cubic yards of sand began in late January 2025, Dredging Today reported. Ask when the beach in front of a building was last renourished and what is planned.
- Condo inspections. Under Florida law, condo and co-op buildings of three or more stories need a milestone structural inspection by December 31 of the year they turn 30 (or 25, if the local building official requires it), then every 10 years. See our Broward vs Palm Beach inspection guide.
- Boating. Hillsboro Inlet has shifting shoals and strong currents, and the A1A bridge over the inlet has 13 feet of clearance when closed, according to a June 2022 Waterway Guide navigation alert. The town lists the drawbridge opening schedules.
Deerfield Beach
Just north of the Mile, Deerfield Beach borders Boca Raton. Its International Fishing Pier runs 976 feet and is open daily from 6 a.m. to 11 p.m.; since February 23, 2026 it has charged $2 to sightsee and $4 to fish, with free sightseeing for Deerfield residents, veterans, active military and first responders, according to the city. Visit Lauderdale also recommends the Cove, a growing shopping strip that is home to Cove Brewery, the city’s first brewery, and Dock and Dine, where boaters can tie up.
Where to eat nearby
- JB’s on the Beach, 300 NE 21st Ave, beside the pier: oceanfront seafood and frequent live entertainment, part of Ark Restaurants, according to its website, and “a mainstay in Deerfield Beach since 2002,” according to Visit Lauderdale.
- Oceans 234, 234 N. Ocean Blvd: seafood on the sand, profiled by Resident magazine in August 2026.
- Cap’s Place, just south of the inlet in Lighthouse Point: an island restaurant reached by the restaurant’s own boat, on the National Register of Historic Places, open for dinner and closed Mondays and Tuesdays.
Deerfield’s Royal Blues Hotel, a Relais & Châteaux property, was shown as temporarily closed by Relais & Châteaux when we checked on October 31, 2026, so we have not listed a place to stay.
Questions to Ask Before You Buy
- Is the property oceanfront, Intracoastal-front or ocean-to-Intracoastal, and what exactly do the deed and survey cover?
- What flood zone and base flood elevation apply under the July 2024 maps, and is there a current elevation certificate?
- For a condo: has the building completed its milestone inspection, did it need Phase 2, and what do the reserve study and any special assessments show?
- When was the beach in front of the building last renourished, and what is planned?
- For a new-construction contract: what does it say about completion delays and how deposits are held?
- What will wind and flood insurance, association dues and property taxes cost on the new purchase price?
- If you keep a boat: what are the dock depth, slip rights, inlet conditions and bridge clearances?
- How long is the drive to Boca Raton’s dining and shopping in season?
