The Residences and Design

Floors two through eight each hold two residences, with two penthouses above them. County records list three- to six-bedroom residences from about 2,820 to 6,670 sq ft. Antonio Citterio Patricia Viel designed the building, Kobi Karp was architect of record and Enzo Enea designed the landscape. Listing descriptions mention a rooftop pool on the penthouse level.

Fees, Pets and Leasing

  • Fees: recent listings show association fees of roughly $11,800 to $19,000 a month, depending on size. Ask the association for the current budget and any planned assessments.
  • Pets: listings show pets as allowed with conditions; ask for the current rules.
  • Leasing: listings show a 180-day minimum lease and up to two leases a year.

Litigation to Ask About

In January 2025 The Real Deal reported that the owner of the penthouse sued the developer and the general contractor, alleging water intrusion, glazing defects and mold; the developer called the suit meritless. No outcome had been reported when we checked. Ask the association for a list of pending litigation and any related assessments before you buy.

Inspections and Reserves

Florida’s milestone inspection law covers condominium buildings of three or more stories, with the first inspection due by December 31 of the year a building reaches 30 years of age, which for Arte would be 2050. A structural integrity reserve study (SIRS) is also required. No filings were publicly available when we checked; ask the association for its reserve study and budget, and confirm local requirements with the Town of Surfside building department.
