Property Taxes
The City set its operating tax rate at 4.2979 mills for 2025–26, unchanged from 4.2979 in 2024–25, according to the Florida Department of Revenue. That is $4.2979 for every $1,000 of taxable value, and it is only the city’s share; your total bill also includes Broward County, the school board and other taxing districts. A property’s assessed and taxable values are on the Broward County Property Appraiser website. After a sale, the property is reassessed at full market (just) value as of January 1 of the following year, so the buyer does not inherit the seller’s capped assessed value; only the buyer’s own exemptions and any homestead portability benefit the buyer qualifies for apply (sections 193.155, 193.1554 and 193.1555, Florida Statutes). If the seller’s assessed value is below the home’s market value, the buyer’s tax bill can be noticeably higher than the seller’s, so estimate it before you buy.
Buying in an HOA Community
The City of Parkland keeps a list of dozens of homeowners’ and condominium associations in the city, so check whether the home you’re considering is in one. Under Florida law, a buyer of a home in a community where membership in a homeowners’ association is required must receive the association’s disclosure summary before signing the contract. If it isn’t provided before the contract is signed, the buyer may cancel by giving written notice within 3 days after receiving it, or before closing, whichever comes first (section 720.401, Florida Statutes). Before you sign, ask for the HOA’s:
- budget and current assessments, plus any special assessments
- rules, including leasing restrictions
- approval requirements for exterior changes
See our Florida condo due diligence checklist, which includes a section on townhomes and single-family homes in an HOA.
Police and Fire Rescue
- Police. The Broward Sheriff’s Office Parkland District handles public safety and code enforcement for the City. It offers a free Home Watch service, in which a deputy regularly checks your home while you’re away, as well as fingerprinting for residents and a safe exchange zone with 24-hour video surveillance.
- Fire rescue. The City contracts with the City of Coral Springs Fire Department for fire rescue and emergency medical services. The City lists three fire stations in Parkland: Stations 42, 97 and 109.
A Short History
According to the City, cattle farmer Bruce B. Blount founded Parkland in 1963. He and his father had bought more than 1,000 acres of undeveloped Everglades land, which Blount began selling as BBB Ranches in the late 1950s. The city had fewer than 100 residents when it was incorporated. The City says the 1970s brought expansion and development and that, over the next decade, Parkland grew to more than 20 times its original size, with its first paved roads arriving in the 1980s and its first traffic light in the 1990s. The City says its parks have trails for families, dogs and horses, and its parks include the Equestrian Center at Temple Park, with two riding rings.
