South Florida’s 10 Most Expensive Neighborhoods by ZIP Code (2026)
Palm Beach’s 33480 ZIP code is South Florida’s most expensive, with a 2025 median single-family sale price of $13,850,000, when ZIP codes in Miami-Dade, Broward and Palm Beach counties are ranked by median single-family sale price. The figures come from the 2025 ZIP-code reports produced by Florida Realtors and published by MIAMI REALTORS on January 16, 2026. This list is current as of November 1, 2026.
Facts come from Realtor association market reports, a national property-data ranking, real estate news reports, brokerage and portal press releases, and public reference pages. Figures are as reported on the dates shown and may change.
How We Ranked
We used one published data set: the 2025 median sale price of single-family homes by ZIP code, from the Florida Realtors “Local Residential Market Metrics” ZIP reports for Miami-Dade, Broward and Palm Beach counties, released January 16, 2026. The reports, built from Florida multiple listing service data, cover a full year and count houses only, so condo towers do not pull the numbers down. Sorting the three county tables into one list is ours.
The data ranks ZIP codes, not towns, so small enclaves are blended into larger ZIPs. Indian Creek Village shares 33154 with Surfside and Bal Harbour (2025 median $1,725,000). Manalapan sits in 33462 with Lantana (2025 median $469,500). Gulf Stream is inside 33483 (Delray Beach), Hillsboro Beach inside 33062 (Pompano Beach) and Ocean Ridge inside 33435 (2025 median $478,250 in the same reports). We show the enclaves’ biggest sales in the sidebar instead. Also, Jupiter Island is in Martin County, outside the three-county reports, so it is not on the list (see our Jupiter Island guide).

Source: Florida Realtors / MIAMI REALTORS 2025 single-family ZIP reports, released January 16, 2026; sorting across counties is ours. WEAK flag: Fisher Island’s median rests on only 3 single-family sales in 2025, so one sale can move it a long way.

Other Rankings, and Why They Differ
PropertyShark’s “Top 100 Most Expensive U.S. Zip Codes” list (published October 13, 2026, updated October 23, 2026) ranks Fisher Island (33109) third in the nation at $7,217,000, down 24%. Axios (January 12, 2026) reported that Fisher Island was first in PropertyShark’s 2025 edition at $9.5 million. No other South Florida ZIP, Palm Beach included, makes PropertyShark’s 2026 top 100; the only other Florida ZIP is 33921, Boca Grande, on the Gulf Coast, at No. 36. The reason is method: PropertyShark counts all residential sales from January 1 to September 30, 2026, condos and co-ops included, which likely pulls Palm Beach’s figure down; the Florida Realtors list counts houses only.
Zillow measures something else again: a model estimate of “typical” value for all home types, not actual sales. In a Zillow ranking of the most expensive U.S. neighborhoods reported by FOX 35 Orlando (August 19, 2025), Gables Estates in Coral Gables ranked first, Old Cutler Bay in Coral Gables third, Miami Beach’s San Marino Island seventh, Bear’s Club in Jupiter eighth, and Miami Beach’s Palm Island ninth and Rivo Alto Island tenth. As of its data through August 31, 2026, Zillow put Gables Estates’ typical value at $23,264,492.

Royal Palm Properties, the brokerage, called the $75 million price a record for the city (May 28, 2026). See our Boca Raton guide.

Questions to Ask
- Is the median I am looking at for houses only, or does it include condos?
- How many sales sit behind the figure?
- Which ZIP and town is the property actually in? Check the parcel on the Miami-Dade Property Appraiser, Broward County Property Appraiser or Palm Beach County Property Appraiser site.
- Has a reported sale price been confirmed by the recorded deed, or only by news reports?
- What are recent sales on the same street or island, not just the ZIP as a whole?
The Bottom Line
By 2025 median single-family sale price, Palm Beach 33480 leads South Florida at $13,850,000, followed by Miami Beach’s 33139 at $8,000,000 and Fisher Island’s 33109 at $7,500,000 on just three sales, according to the Florida Realtors ZIP reports released January 16, 2026. Enclaves such as Indian Creek Village and Manalapan are blended into larger ZIPs. PropertyShark, which counts condos, puts Fisher Island third in the U.S.; Zillow’s estimates put Gables Estates first.
