The Towers and Residences

The resort and residences replaced the Sheraton Bal Harbour, which closed in 2007. Lucien Lagrange designed the three towers with Sieger Suarez as architect of record, and Yabu Pushelberg designed the interiors. The North and South towers hold the private residences, from two-bedroom homes of about 1,600 sq ft to full-floor penthouses above 13,000 sq ft. The Center tower holds the resort and hotel-condominium residences that can join its rental program.

Association History to Ask About

In November 2024 the Bal Harbour North South Condominium Association sued the resort’s owner, alleging mold, cracking concrete, garage leaks and misuse of $1.5 million in reserve funds, according to Bisnow. In April 2025 Bisnow reported eight fire code violations in the North tower. The case was dismissed with prejudice in August 2025 under a confidential settlement that includes third-party testing and a remediation plan. Ask the association for the status of that work, the latest inspection reports and any related assessments before you buy.

Fees, Pets and Leasing

  • Fees: a 2026 South tower listing shows about $12,540 a month for about 3,900 sq ft (about $3.21 per sq ft). Ask for the current budget and any planned assessments.
  • Pets: listings show pets allowed for owners and renters, with large pets for owners only; ask for the current rules.
  • Leasing: the minimum lease term is not publicly reported; ask before you buy.

Inspections and Reserves

Florida’s milestone inspection law covers condominium buildings of three or more stories, with the first inspection due by December 31 of the year a building reaches 30 years of age, which for these towers would be 2041. A structural integrity reserve study (SIRS) is also required. Ask the association for its reserve study, the testing and remediation reports from the 2025 settlement, and the budget, and confirm local requirements with the Village of Bal Harbour building department.
