Fort Lauderdale, FL Guide (2026): Waterfront Luxury, Condos, Taxes and Rules

Fort Lauderdale, which calls itself the “Venice of America,” says it has 165 miles of inland waterways. It was incorporated on March 27, 1911, and the City describes itself as the largest of Broward County’s 31 municipalities. The U.S. Census Bureau counted 182,760 residents in 2020 on 34.59 square miles of land. Its operating tax rate for 2025–26 is 4.1193 mills. Like the rest of Broward, most of its larger buildings, including condominiums, fall under the county’s 25-year building safety inspection program. Anyone renting a home or condo (other than a timeshare) for 30 days or less must register with the City’s vacation rental program.

This guide uses official City of Fort Lauderdale, Broward County, U.S. Census Bureau and State of Florida sources, checked October 24, 2026. It is general information, not legal, tax or insurance advice.

The City says Fort Lauderdale is named for a fort built on the New River in 1838, during the Second Seminole War. It highlights the Riverwalk arts, science, cultural and historic district, Las Olas Boulevard and downtown. The Census Bureau’s citywide median home value includes every neighborhood; waterfront and beach condos are priced building by building, so see our building pages for dated asking prices.

Property Taxes

The City set its operating tax rate at 4.1193 mills for 2025–26, unchanged from 4.1193 in 2024–25, according to the Florida Department of Revenue. That is $4.1193 for every $1,000 of taxable value, and it is only the city’s share; your total bill also includes Broward County, the school board and other taxing districts. A property’s assessed and taxable values are on the Broward County Property Appraiser website. After a sale, the property is reassessed at full market (just) value as of January 1 of the following year, so the buyer does not inherit the seller’s capped assessed value; only the buyer’s own exemptions and any homestead portability benefit the buyer qualifies for apply (sections 193.155, 193.1554 and 193.1555, Florida Statutes).

Building Safety Inspections

Fort Lauderdale administers Broward County’s Building Safety Inspection Program (BORA Policy 05-05). It requires structural and electrical inspections when a building reaches 25 years, counted from its certificate of occupancy, and every 10 years after that, with listed exemptions such as one- to four-family homes of three or fewer habitable stories. The policy treats the inspection as compliance for both phases of Florida’s milestone inspection. Florida also requires a structural integrity reserve study (SIRS) at least every 10 years for condominium buildings of three or more habitable stories.

As a buyer of a resale condo, you are entitled, at the seller’s expense, to the summary of the milestone inspection report (if applicable) and the association’s most recent SIRS, or a statement that the association has not completed one (section 718.503(2)(a)). See our Broward vs. Palm Beach County inspection rules guide.

Flood Insurance

The City says it is a Class 7 community in FEMA’s Community Rating System. Under FEMA’s Community Rating System schedule, Class 7 gives a 15% flood insurance premium reduction in Special Flood Hazard Areas (Zones AE, AO, AH and VE) and 5% outside them, such as Zone X. Florida requires sellers of residential property to give a flood disclosure at or before signing the contract (section 689.302).

Vacation Rentals

The City’s vacation rental program covers any single-family, two-, three- or four-family house or dwelling unit, or condominium, advertised for periods of 30 days or less to transient occupants, other than a timeshare. The rules are in Article X of Chapter 15 of the City Code. Fees are set by Resolution 17-81, and the City says the program makes sure each vacation rental meets minimum housing and life safety standards. Application status: vacationrental@fortlauderdale.gov; other questions: VRInfo@fortlauderdale.gov. Your condo association’s declaration may restrict or prohibit short-term rentals regardless of City registration.
