Sunny Isles Beach is a barrier-island city in the northeastern corner of Miami-Dade County, between the Atlantic Ocean and the Intracoastal Waterway. It was incorporated on June 16, 1997. The U.S. Census Bureau counted 22,342 residents in 2020 on just 1.01 square miles of land; the City lists its area as 1.78 square miles. Its operating tax rate for 2025–26 is 1.7000 mills, the lowest of the four nearby towns compared below. Condo and co-op buildings follow the 25- and 30-year recertification schedule, and owners who rent a condo for six months or less need a City short-term rental license.

This guide uses official City of Sunny Isles Beach, U.S. Census Bureau and State of Florida sources, checked October 24, 2026. It is general information, not legal, tax or insurance advice.

Property Taxes

The City set its operating tax rate at 1.7000 mills for 2025–26, down from 1.8000 in 2024–25, according to the Florida Department of Revenue. That is $1.70 for every $1,000 of taxable value, and it is only the City’s share; your total bill also includes Miami-Dade County, the school board and other taxing districts. After a sale, the property is generally reassessed at full market (just) value as of January 1 of the following year, so the buyer does not inherit the seller’s capped assessed value; only the buyer’s own exemptions and any homestead portability benefit the buyer qualifies for apply (sections 193.155, 193.1554 and 193.1555, Florida Statutes).

Building Recertification

The City’s Building Department says buildings are recertified at 30 years and every 10 years after that for the life of the structure. Condominium and cooperative buildings three or more stories tall, within three miles of the coastline and built in 1998 or later, are inspected at 25 years, then every 10 years. Single-family homes, duplexes and small buildings (an occupant load of 10 or less and 2,000 square feet or less) are exempt. Reports are due within 90 days of the notice, and any required repairs must be completed within a total of 150 days from the date of the Notice of Required Inspection. Questions: info.building@sibfl.net.

Florida also requires a structural integrity reserve study (SIRS) at least every 10 years for condominium buildings of three or more habitable stories. As a buyer of a resale condo, you are entitled, at the seller’s expense, to the summary of the milestone inspection report (if applicable) and the association’s most recent SIRS, or a statement that the association has not completed one (section 718.503(2)(a)).

Short-Term Rentals

The City defines a short-term vacation rental as a unit in a condominium, apartment or cooperative rented for six months or less. Owners need a separate license for each unit before advertising or renting it. Other requirements:

  • Licenses expire each year and cannot be transferred.
  • Applicants also need a state transient public lodging license from the Department of Business and Professional Regulation and a Florida Department of Revenue registration.
  • Applicants must show they are registered with the Miami-Dade County Tax Collector for tourist taxes.
  • Applicants must provide a consent letter from the condominium association or a copy of its bylaws.

The City lists a $100 business tax receipt and a $300 vacation rental license fee. Planning and Zoning: 305-792-1740.

Flood Information

The City launched a flood risk portal in August 2024 that provides property-level flood risk information and documents such as elevation certificates. The City said at the time that it held a Community Rating System rating of 8 and was working to improve it for better flood insurance discounts. Florida requires sellers of residential property to give a flood disclosure at or before signing the contract (section 689.302).
