Building History to Ask About

In February and March 2026, two owners sued Trump Group alleging leaks, mold, flood damage and broken elevators, according to The Real Deal; Trump Group disputes the claims. Trump Group and its former contractor, Suffolk Construction, have also had suits pending against each other in Miami-Dade Circuit Court over delays, payment and workmanship. Ask the association about repairs, claims and any related assessments.

Fees, Pets and Leasing

  • Fees: recent listings show about $8,600 to $10,300 a month for residences of about 3,800 to 4,400 sq ft, roughly $2.00 to $2.50 per sq ft. Ask for the current budget for the specific residence.
  • Pets: listings show pets allowed with conditions and size limits; ask for the current rules.
  • Leasing: rentals are allowed; minimum lease terms are not publicly reported.

Inspections and Reserves

Florida’s milestone inspection law covers condominium buildings of three or more stories, with the first inspection due by December 31 of the year a building reaches 30 years of age, which would be 2052 for the South Tower and 2053 for the North Tower. A structural integrity reserve study (SIRS) is also required. No filings were publicly available when we checked; ask the association for its reserve study and budget, and confirm local requirements with the City of Sunny Isles Beach building department.
