Construction Status

The West Palm Beach Planning Board heard the project (case SP-25100073, a Level III special review with variances for a 90-unit building) on May 19, 2026, and The Real Deal reported on June 24, 2026 that the city had approved it. No sales launch, groundbreaking or completion date had been announced as of October 25, 2026.

What Public Records and News Reports Say

  • The Real Deal reported in April 2026 that Related Group and BH Group planned a Rosewood-branded tower of 27 stories with about 90 residences averaging about 3,400 square feet, more than 13,000 square feet of indoor amenities, a fifth-floor pool and 185 parking spaces. The Rosewood name comes from that report and from BH Group’s project page; Rosewood Hotels & Resorts had not listed the project among its residences as of October 25, 2026.
  • The Real Deal reported in October 2024 that the partners bought the site for $34 million; Florida YIMBY reported $35 million. The site was previously owned by a group led by Dr. Steven Krumholz, which bought it in 1997.
  • Florida YIMBY reported in January 2026 that the filed plans showed condominiums averaging 3,382 square feet and just over 480,000 square feet of new construction.
  • The site is in the Currie Mixed-Use District (Core I subdistrict), according to the May 19, 2026 Planning Board agenda.
  • A Palm Beach County Property Appraiser search of 2001 N Flagler Dr on October 25, 2026 showed no residential condominium units on the tax roll yet. Units usually appear after the condominium is recorded and the county’s next update.

Inspections and Reserves for a New Building

West Palm Beach follows Florida’s statewide milestone inspection law, which applies to condominium buildings three or more stories tall: the first inspection is due by December 31 of the year the building reaches 30 years from its certificate of occupancy, then every 10 years. Florida also requires the developer to obtain a structural integrity reserve study before turning the association over to owners, so ask for it.

What Buyers Should Ask For

  • The milestone inspection summary, if the building has had a milestone inspection (ask for any Phase 2 report too)
  • The most recent structural integrity reserve study, or a statement that none has been completed
  • The annual budget and financial statement, plus the reserve balance and any special assessments
  • Board minutes from the past year, for planned repairs

For a resale, Florida law (section 718.503(2)) entitles the buyer, at the seller’s expense, to the declaration, articles, bylaws and rules, annual financial statement and budget, Q&A sheet, milestone inspection summary (if applicable), the most recent SIRS or a statement that none exists, and any turnover inspection report. Unless the buyer received them more than 7 days before signing, the buyer may cancel within 7 days (excluding weekends and legal holidays) after signing and receiving them, until closing. A buyer purchasing from the developer has 15 days (section 718.503(1)). Board minutes, reserve balances and special-assessment details are not on the statutory list; request them separately.
