Building History to Ask About

In 2018 the condominium association sued the developer, general contractor and others over glass panels and guardrails, seeking $750,000, according to a South Florida Agent Magazine summary of The Real Deal’s report; no outcome has been reported. The developer later filed for Chapter 11 in 2020, and a settlement led to the sale of its remaining units, including the penthouse and Beach House. Ask the association about any remaining claims and related assessments.

Fees, Pets and Leasing

  • Fees: about $1.82 per sq ft per month on average according to Condo Black Book, or roughly $9,100 a month for a typical full floor. Ask for the current budget and any planned assessments.
  • Pets: listings say pets are allowed for owners and renters; ask for the current rules.
  • Leasing: rentals are allowed; the minimum lease term is not publicly reported.

Inspections and Reserves

Florida’s milestone inspection law covers condominium buildings of three or more stories, with the first inspection due by December 31 of the year a building reaches 30 years of age, which for Regalia would be 2044. A structural integrity reserve study (SIRS) is also required. No filings were publicly available when we checked; ask the association for its reserve study and budget, and confirm local requirements with the City of Sunny Isles Beach building department.
