01 Nov Miami and Palm Beach Private Members’ Clubs: How to Join and What They Cost
Miami and Palm Beach Private Members’ Clubs: How to Join and What They Cost (2026)
To join a private members’ club in Miami or Palm Beach, you apply through the club’s own website or membership office (newer Miami clubs) or are proposed by members and voted in (the old Palm Beach clubs), then pay an initiation fee and annual dues that, where published, run from about $1,900 to $12,000 a year in Miami and far higher at the most sought-after clubs. This guide covers the main clubs open now, the ones announced, what they charge as published or reported, Florida sales tax on dues and the red flags to watch, as of November 1, 2026.
Fees and rules change often. Prices below are as published by each club or as reported on the dates shown. Clubs are named as subjects of this article, not as partners. Confirm everything with the club before you apply or pay. This is general information, not tax or legal advice.

How Joining Works Here
South Florida has two kinds of club, and they are joined in different ways.
The newer Miami clubs: apply online
Most of the clubs that opened in Miami over the past few years take applications through their own websites, tier by tier. Soho House’s membership page describes an online application with a photo and asks about your interests and occupation; it does not mention proposers. Harbour Club, The Moore and the Delano Members Club each link an application from their membership pages. A recommendation from a member still helps at most of them, and some newer clubs, such as Seia on Brickell (below), have been reported as invitation only.
The old Palm Beach clubs: proposed and voted in
The island’s long-established clubs publish almost nothing. The Palm Beach Daily News reported that the Sailfish Club of Florida, founded in 1914, follows an invite-only process in which a member proposes you, you attend a dinner with members and members then vote, with hundreds of applicants on its waiting list. In December 2022, The Real Deal reported waitlists at Palm Beach’s private clubs, seven of which are on the island. One broker said a club he belongs to had a three-year waitlist, and the president of the county’s Business Development Board said, “I’ve had people tell me the lists are five years deep.” Another broker said initiation fees average about $500,000 and annual dues are about $25,000. Those were estimates given to the paper, not figures published by the clubs.
Clubs tied to a home
Some memberships come with property. The Fisher Island Club says “Equity Membership is available to Fisher Island property owners” and that each one “represents an equity ownership in the Club.” If you are buying a home that comes with club rights, ask the seller and the club in writing whether the membership transfers with the house or must be bought new.
Miami and Miami Beach Clubs Open Now
Soho Beach House
Soho House’s Miami Beach house at 4385 Collins Avenue has 49 bedrooms, a Cowshed spa, a gym, a pool and a private beach, according to its house page; construction was completed in November 2010, REBusiness Online reported. The same page says “Membership starts from $1,050 quarterly ($475 for Under 27 members).” Soho’s second Miami house, Miami Pool House, between Wynwood and Edgewater, “is closed for refurbishment until winter 2026,” according to its page. Soho’s house rules ban “cameras, video or other recording devices” and limit members to “up to three guests.” The company was taken private in a deal The Caterer reported as completed in January 2026.
Harbour Club
Harbour Club at 1766 Bay Road describes itself as “a private members’ club with a Living Room and Music Room” and a restaurant. Its membership page lists a Classic membership at $4,500 a year with no initiation fee, a couple’s membership at $6,500 a year, an Under 32 tier at $2,000 a year and a Lifetime membership at $40,000 one-time ($55,000 for a couple), as of November 1, 2026. Bloomberg reported different prices in March 2025, so fees have moved; check the page on the day you apply. The club rules say “Photography and videography on Club premises is strictly forbidden in all areas,” laptops are allowed until 5 p.m., and athletic wear, caps and ripped denim are not allowed.
The Club at The Moore
The Moore calls itself “Miami’s premier private members’ club in the heart of the Design District.” Its club page lists a $5,000 initiation fee and dues of $416.67 a month for members over 31, a 30-and-under tier with a $1,500 initiation fee, and a 90-day trial for $1,250 that is credited toward initiation, as of November 1, 2026. The page also lists reciprocal clubs in other cities. Hotel-Online reported in April 2024 that WoodHouse, a hospitality developer and operator, was behind The Moore’s reopening, and Hospitality Design reported in October 2024 that the 13-suite Hotel at The Moore had opened.
Delano Members Club
The renovated Delano on Collins Avenue has added a members’ club. Delano’s membership page lists a $6,000 joining fee and $12,000 a year for an individual, $8,000 a year for a spouse with no joining fee, and $3,000 to join and $5,000 a year for members under 33, as of November 1, 2026. A February 2026 release said applications had opened for an initial group of 200 founding members and that the club is on the hotel’s fourth floor, which is open only to members and hotel guests.
ZZ’s Club Miami
ZZ’s Club, from Major Food Group, is a dining-led club in the Design District. ZZ’s does not publish fees on its membership page, which links to separate Miami and New York applications. The Infatuation reported in October 2024 that “A membership at ZZ’s comes with a $10,000 initiation and $3,500 annual fee (per person).”
Others to know
- Faena Rose, from Faena in Miami Beach, describes itself as “an exclusive, art and culture-based private members community.” It does not publish fees on that page.
- Casa Tua in Miami Beach has run as a members’ club with a restaurant since 2001, with sister clubs in Aspen and New York, according to an interview with its membership director in Douglas Elliman’s magazine (May 2025). We could not read fees on its own site.
- 1 Club at the 1 Hotel South Beach offers members beach, pool and gym access and member events, and takes requests through its page. It does not publish prices.
- Fisher Island Club is open to island property owners only. The Miami Herald reported in November 2025 that residents pay “the $500,000 upfront membership fee plus nearly $40,000 a year.”
Historic names come up too. The Surf Club in Surfside opened on New Year’s Eve 1930 as a social club and is today the Four Seasons Hotel at The Surf Club, according to Four Seasons; it is a hotel, not a members’ club.
Announced and Not Yet Open in Miami
- Seia, 830 Brickell. Bloomberg reported in October 2025 that tenants of the office tower would be invited to join a club on the 54th and 55th floors for a $25,000 initiation fee plus $5,000 a year, with memberships covering up to five people. Time Out Miami reported in February 2026 that its restaurant would open on March 14, 2026. We could not confirm that the club has opened.
- Casa Cipriani Miami Beach. The Casa Cipriani website lists Miami as “coming soon.” The Miami Beach Historic Preservation Board approved the site plan for a 36-room hotel, 23 condominiums and a private members’ club on Collins Avenue in May 2025, according to the developers’ law firm, and Commercial Observer reported a $105 million refinancing for the site in April 2026. No opening date has been announced.
Be careful with any club that is selling memberships before it opens. Ask what happens to your fee if the opening slips or never happens.
Palm Beach Clubs
The island’s best-known clubs date from the 1910s and 1920s. The Historical Society of Palm Beach County says the Everglades Club opened as a private club in January 1919 and that “By the end of the first season, membership was closed.” The Bath and Tennis Club, designed by Joseph Urban, followed in the mid-1920s. Neither publishes membership information. Membership at these clubs is by proposal, and we do not report rumoured fees.
Newer Palm Beach clubs publish little more. The New York Times reported in March 2023 that members of Carriage House, a private supper club that opened that season, had paid fees of about $250,000, and that Club Colette, the long-running private dining club, charged an initiation fee of $20,000 to $30,000. The Palm Beach Daily News reported that Club Colette opened its 43rd season in October 2024.
Two big resorts sell club memberships. The Breakers offers Ocean, Beach and Racquet Sports, and Golf and Racquet Sports memberships and asks you to submit an inquiry for pricing. Farther south, The Boca Raton Club is covered in our Boca Raton resort and club guide. Golf and country clubs are in our Palm Beach County golf and country clubs guide.
More may be coming. Spear’s reported in March 2026, citing The Guardian, that Robin Birley, the founder of the London clubs 5 Hertford Street and Oswald’s, was planning a Palm Beach club to be part financed by the Reuben brothers; no site or timeline was named.
Florida Sales Tax on Dues
Florida taxes some club dues as “admissions.” Section 212.02 of the Florida Statutes includes “all dues and fees paid to private clubs and membership clubs providing recreational or physical fitness facilities, including, but not limited to, golf, tennis, swimming, yachting, boating, athletic, exercise, and fitness facilities” (with an exception for hospital-run fitness facilities). In a 2010 technical assistance advisement to a yacht club, the Department of Revenue said “Initiation fees paid to Club are subject to tax as admissions”; whether a fee buys a genuine equity stake in the club was central to that answer. Advisements bind only the taxpayer that asked, so treat this as an example.
Adding the 6% state rate to the county surtaxes on the Florida Department of Revenue’s 2026 rate table gives a combined rate of 7% in Miami-Dade and Broward and 6.5% in Palm Beach County. Whether tax applies to a dining-only club with no recreational facilities was not settled in what we found, so ask the club whether tax is added to its fees, and ask your tax adviser.
Red Flags
- Anyone selling “access”. Apply only through the club’s own website or membership office. Soho’s rules say that where a member lets a non-member use their card, “such non-member shall be denied access.”
- Clubs with no website. Several Palm Beach clubs have no public website at all, so treat any email offering a “membership link” to one of them with suspicion.
- Unopened clubs. Founding offers can be good value, but get the refund terms in writing in case the opening is delayed.
- Fees that only go up. Ask for the dues history for the last three years and whether any founding rate is frozen, and for how long.
- Transfers. Most social memberships cannot be sold or passed on. Where a membership is tied to a home, as on Fisher Island, get the transfer terms from the club, not the seller.
Questions to Ask Before You Apply
- What is the official application route, and do I need proposers, an interview or a members’ dinner?
- What is the initiation fee, and is any of it refundable if I am declined, resign, or the club closes or never opens?
- What are this year’s dues, how have they changed, and is Florida sales tax added?
- Is there a seasonal or non-resident category, or a way to pause in summer?
- Who owns and operates the club, and has that changed recently?
- How many guests can I bring, and must I be there with them?
- What are the rules on phones, laptops, photography and dress?
- Which reciprocal clubs can I use, and is the membership transferable or tied to a property?

The Bottom Line
Miami’s newer clubs publish their prices and take applications online, with yearly dues mostly in the low thousands to about $12,000 as of November 2026. Palm Beach’s old clubs are by proposal, publish nothing and have been reported to have long waiting lists. Whichever you choose, apply only through the club itself, ask whether sales tax is added, and get refund and transfer terms in writing before you pay.
