Lighthouse Point and Pompano Beach: Waterfront Living and the New Waldorf Astoria Tower

Lighthouse Point and Pompano Beach: Waterfront Living and the New Waldorf Astoria Tower

Lighthouse Point is a quiet city of canal homes with direct boat access to the ocean through Hillsboro Inlet, while neighboring Pompano Beach has rebuilt its beachfront around a new pier and is adding luxury towers, led by the Waldorf Astoria Residences, which its developers say is more than 85% sold and due in summer 2027. This guide covers both cities, the record sales, the new towers, and what to check about seawalls, flood maps and condo inspections, as of October 31, 2026.

Facts come from the cities, Broward County, the developers and established press, as dated below. Prices, plans and rules change; this is general information, not legal, tax or insurance advice.

Lighthouse Point

The City of Lighthouse Point had 10,486 residents at the 2020 Census, according to Broward County. The Greater Fort Lauderdale Alliance says it has 18 miles of waterways, that about 80% of its homes are single-family, and that more than 95% of its land is already developed. Visit Lauderdale notes there are no hotels within the city limits and describes “direct ocean access for almost any size boat.” The city runs its own police department, with a marine patrol unit, and its own fire rescue.

What the best homes sell for

The city’s record is $17.3 million, reported in July 2024, for a house of about 7,800 square feet at 2900 N.E. 31st Ave on a 1.68-acre lot with 889 feet of water on three sides and a 110-foot pier, Southern Business & Development reported, citing the South Florida Business Journal. In July 2026, The Real Deal reported a $13.2 million sale at 4460 N.E. 31st Ave.

Seawalls matter here

Under Broward County’s resilience standard, new and substantially repaired seawalls must reach at least 5 feet NAVD88 (a survey elevation), with 4 feet allowed for permits before 2035 if the wall is designed to be raised by 2050, and sellers of tidally influenced property must disclose this in the contract, according to the county. In October 2026 the city barricaded the seawall area on the north side of NE 39th Street and barred parking beside it after significant weekend rain left seawall damage and voids in the ground behind the wall.

Pompano Beach’s Beachfront

Pompano Beach has rebuilt its beach district around the Fisher Family Pier, which the city says stretches nearly 900 feet into the Atlantic, according to its parks department. The pier was dedicated on April 2, 2022, after improvements that raised it for rising seas and nearly doubled its width, according to the city’s redevelopment agency. Beside it, the six-acre Pompano Beach Fishing Village has restaurants and shops, the redevelopment agency says, and the city’s redevelopment plan lists a 620-car garage and a 150-room hotel.

  • Beach House Pompano, 270 N. Pompano Beach Blvd, and Oceanic, 250 N. Pompano Beach Blvd, are the Fishing Village’s two oceanfront restaurants, which Visit Lauderdale calls the more upscale options; Oceanic is shaped like a ship.
  • Cap’s Place, on an island off Lighthouse Point reached only by the restaurant’s own boat, is on the National Register of Historic Places.
  • The Hillsboro Lighthouse Preservation Society runs a museum in Pompano Beach and boat tours for members.

The city’s single-family record is now $13.8 million, paid in June 2026 for a 7,760-square-foot home at 2306 Bay Drive with direct ocean access, The Real Deal reported. The previous record was $10 million, according to The Real Deal.

Waldorf Astoria Residences Pompano Beach

Related Group and Merrimac Ventures are building Waldorf Astoria Residences Pompano Beach, the brand’s first stand-alone residential tower, at 1350 South Ocean Boulevard. Hilton announced 92 residences of two to five bedrooms on a two-acre oceanfront site in 2023, designed by Nichols Architects with KORA and interiors by BAMO.

  • Construction: it broke ground on April 16, 2025, and the 28-story tower topped off in spring 2026, when the developers said it was more than 85% sold. They say delivery is expected in summer 2027. Coastal Construction is the general contractor.
  • Prices: available homes started at $2.65 million, and penthouses were priced from $16 million to $20 million, the developers said in May 2026; the 2025 groundbreaking announcement listed four penthouses.
  • Financing: a $159.5 million construction loan from Bank OZK, Commercial Observer reported in June 2025.
  • Amenities: exclusive access to about 200 feet of beachfront, a private marina with nearly two dozen slips and a 20,000-square-foot pool deck, according to the 2025 groundbreaking announcement.

Several announced towers had not started construction in their latest reports, so ask any seller of a pre-construction home how deposits are protected if the timeline slips.

What Buyers Should Check

  • Flood maps. New FEMA flood insurance rate maps for Broward County, including Lighthouse Point and Pompano Beach, took effect July 31, 2024, according to the Federal Register.
  • Condo inspections. Under Florida law, condo and co-op buildings of three or more stories need a milestone structural inspection by December 31 of the year they turn 30 (or 25, if the local building official requires it), then every 10 years. See our Broward vs Palm Beach inspection guide.
  • Boating. Ask about canal depth at low tide, the route to Hillsboro Inlet and any fixed bridges; we could not verify these street by street.

Questions to Ask Before You Buy

  1. How deep is the canal at low tide at the dock, and what size boat can the slip take?
  2. When was the seawall built or last repaired, and does its height meet Broward County’s standard?
  3. What flood zone and base flood elevation apply under the July 2024 maps, and is there an elevation certificate?
  4. For a new tower: has it broken ground, how are deposits held, and what does the contract say about delays?
  5. For the Waldorf Astoria Residences: what are the projected association dues, and are boat slips sold separately?
  6. For an older condo: has the building completed its milestone inspection, and what do the reserve study and any assessments show?
  7. What will wind and flood insurance and property taxes cost at the new purchase price?
  8. Do you want Lighthouse Point’s quiet canals or Pompano’s busier, still-changing beachfront?

The Bottom Line

Lighthouse Point is for boaters who want a private canal home minutes from Hillsboro Inlet; Pompano Beach is for those who want a new oceanfront tower near a revived pier. In both, check the seawall, the flood map and the building’s finances before you commit.
