Construction Status
The city’s Development Review Committee reviewed the site plan (case UDP-S24047) on August 13, 2024. The applicant held a public participation meeting with neighbors on August 21, 2025, and the project went to the Planning and Zoning Board on November 19, 2025, for its waterway use and yard modification requests. An automated meeting-summary site reported that the board approved the site plan; we did not find the board’s official minutes. We found no completion date in city records, and MLS listings give 2027 as the year built.
What Public Records Say
- Planning and Zoning Board staff report (November 19, 2025): a six-story building with five residences and parking above ground level, replacing a multifamily building constructed in 1962. The lot is about 60 feet wide.
- The same report: the applicant asked to reduce the required 27.5-foot yards to 25 feet in front, 10 feet on the sides and 20 feet in the rear, and to place the pool and pool deck 5 feet from the seawall, inside the 20-foot landscaped yard required next to the waterway.
- Staff conditions of approval: a park impact fee, a school capacity letter, a Broward County surface water license, and water system improvements before any certificate of occupancy.
- The site plan shows three future wood docks “by others,” under a separate permit; they were not part of this request.
- Development Review Committee comment report (August 13, 2024): the first review of the five-unit plan, listing a base flood elevation of 8 feet NAVD.
- A Broward County Property Appraiser search on October 28, 2026 showed 1545 SE 15th St still as the existing 1962 building, with no condominium units yet.
Inspections and Reserves for a New Building
Fort Lauderdale is in Broward County, where the county’s Building Safety Inspection Program (BORA Policy 05-05) requires structural and electrical safety inspections when a building reaches 25 years from its certificate of occupancy and every 10 years after that. Florida’s milestone inspection law applies to condominium buildings of three or more stories starting at 30 years. Florida also requires the developer to obtain a structural integrity reserve study (SIRS) before turning the association over to owners, so ask for it.
What Buyers Should Ask For
- The milestone inspection summary, if the building has had a milestone inspection (ask for any Phase 2 report too)
- The most recent structural integrity reserve study, or a statement that none has been completed
- The annual budget and financial statement, plus the reserve balance and any special assessments
- Board minutes from the past year, for planned repairs
For a resale, Florida law (section 718.503(2)) entitles the buyer, at the seller’s expense, to the declaration, articles, bylaws and rules, annual financial statement and budget, Q&A sheet, milestone inspection summary (if applicable), the most recent SIRS or a statement that none exists, and any turnover inspection report. Unless the buyer received them more than 7 days before signing, the buyer may cancel within 7 days (excluding weekends and legal holidays) after signing and receiving them, until closing. A buyer purchasing from the developer has 15 days (section 718.503(1)). Board minutes, reserve balances and special-assessment details are not on the statutory list; request them separately. Read our complete guide to Florida condo milestone inspections and SIRS.
