The project went through the city’s site plan process in 2022. The Planning and Zoning Board approved it 4–3 in April 2022, and on June 21, 2022, the City Commission denied that site plan 3–2. City records from 2025, for a dock waiver at 501 Hendricks Isle, describe the seven-unit condominium at 500 Hendricks Isle as under construction; the Marine Advisory Board recommended the dock waiver on March 6, 2025, and it went to a City Commission public hearing on May 6, 2025. We did not find the record of the project’s later site plan approval, and we found no completion date in news or city records.

Inspections and Reserves for a New Building

Fort Lauderdale is in Broward County, where the county’s Building Safety Inspection Program (BORA Policy 05-05) requires structural and electrical safety inspections when a building reaches 25 years from its certificate of occupancy and every 10 years after that. Florida’s milestone inspection law applies to condominium buildings of three or more stories starting at 30 years. Florida also requires the developer to obtain a structural integrity reserve study (SIRS) before turning the association over to owners, so ask for it.

What Buyers Should Ask For

  • The milestone inspection summary, if the building has had a milestone inspection (ask for any Phase 2 report too)
  • The most recent structural integrity reserve study, or a statement that none has been completed
  • The annual budget and financial statement, plus the reserve balance and any special assessments
  • Board minutes from the past year, for planned repairs

For a resale, Florida law (section 718.503(2)) entitles the buyer, at the seller’s expense, to the declaration, articles, bylaws and rules, annual financial statement and budget, Q&A sheet, milestone inspection summary (if applicable), the most recent SIRS or a statement that none exists, and any turnover inspection report. Unless the buyer received them more than 7 days before signing, the buyer may cancel within 7 days (excluding weekends and legal holidays) after signing and receiving them, until closing. A buyer purchasing from the developer has 15 days (section 718.503(1)). Board minutes, reserve balances and special-assessment details are not on the statutory list; request them separately.
