Milestone Inspections in Boca Raton

Boca Raton was the first city in Palm Beach County to adopt its own post-Surfside inspection ordinance in 2021. It requires structural inspections at 30 years and every 10 years after, and the city reviewed barrier-island buildings first.

  • Admiral’s Walk (4545 North Ocean Boulevard, built 1974) became the first building to pass Boca Raton’s post-Surfside recertification in late November 2023, after about $1 million of concrete restoration and other work funded by a special assessment (The Coastal Star, January 2024).
  • The city sent its first inspection notices to 14 barrier-island buildings, mostly on North and South Ocean Boulevard, in January 2022.

Every building here also needed its first structural integrity reserve study by December 31, 2025 (or 2026 if combined with its milestone inspection), and owners can no longer vote to waive reserves for structural items. Our Florida condo milestone inspection and SIRS guide explains every rule.
