I'm buyingI'm sellingHow Inspections Work in Delray Beach
The City of Delray Beach applies Florida’s statewide milestone inspection law (section 553.899, Florida Statutes) through its Building Division, which notifies associations when an inspection is due. The law covers condominium and cooperative buildings three or more stories tall: the first inspection is due by December 31 of the year a building reaches 30 years of age, then every 10 years. The city’s milestone page also describes a 25-year deadline for buildings within three miles of the coast. We found no separate city ordinance, so ask each association for its latest inspection report and reserve study, and confirm deadlines with the Building Division.
East of the Intracoastal
These buildings are on the barrier island between the Intracoastal Waterway and the ocean, placed using listing map locations. We have not confirmed which side of South Ocean Boulevard (A1A) each one sits on, so ask about the view and beach or water access of a specific residence.

Delray Beach Townhome Communities With Homes From $1 Million
These townhome communities in the City of Delray Beach had at least one home listed at $1 million or more on October 26, 2026. Home counts and year built come from Palm Beach County Property Appraiser records (townhouse parcels); asking prices come from active, pending and under-contract MLS listings. Townhouse parcels are not condominium units, so Florida’s condo milestone inspection and SIRS laws generally do not apply; ask each homeowners association for its budget, reserves and rules.
