I'm buyingI'm sellingHow Inspections Work in Ocean Ridge
Florida’s statewide milestone inspection law (section 553.899, Florida Statutes) applies to condominium and cooperative buildings three or more stories tall: the first inspection is due by December 31 of the year a building reaches 30 years of age, then every 10 years. The Town of Ocean Ridge’s Building & Zoning page lists the buildings it has identified for milestone inspections; on October 25, 2026, that list included Inlet Plaza and Ocean Ridge Yacht Club from the communities below. We could not confirm a separate town ordinance, so check with the Town of Ocean Ridge building department and ask each association for its latest inspection report and reserve study.
Condos and Co-ops
We have not confirmed which side of North Ocean Boulevard (A1A) each building sits on, so ask about the view and beach or water access of a specific residence. Ocean Maisonettes is a cooperative; the others are condominiums.
| Building | Address | Built | Units | Price | 1st milestone due |
|---|---|---|---|---|---|
| Portofino of Ocean Ridge | 5819–5853 N Ocean Blvd | 1996–1998 | 18 | $3M–$3.2M | Dec 31, 2026 |
| Ocean Maisonettes | 6880 N Ocean Blvd | 1965 | 22 | $1.95M–$3.4M | Dec 31, 2024 |
| Inlet Plaza | 6885 N Ocean Blvd | 1974 | 29 | $975K–$1.28M | Dec 31, 2024 |
| Villas of Ocean Ridge | 5900 Old Ocean Blvd | 1975 | 26 | ~$1.1M | Dec 31, 2024 |
| Ocean Cay | 6550 N Ocean Blvd | 1977–1979 | 12 | ~$1.75M | Dec 31, 2024 |
Prices as of October 2026. "~" marks a single current listing.
The milestone dates in this table assume a building of three or more stories. We could not confirm the number of stories for Portofino of Ocean Ridge, Ocean Maisonettes or Villas of Ocean Ridge, and none of the three was on the Town’s milestone list on October 25, 2026, so for those buildings the date applies only if the building is three or more stories. Ocean Cay is a two-story building, according to a 2026 listing, so the statewide date likely does not apply to it.
Ocean Ridge Townhome Communities
County records list Ocean Ridge Yacht Club and Pelican Cove homes as townhouse parcels, while Ocean Breeze Townhomes are held as condominium units. The Town lists Ocean Ridge Yacht Club for milestone inspections, so ask the Town building department which rules apply to each community.
| Community | Address | Built | Homes | Price | 1st milestone due |
|---|---|---|---|---|---|
| Ocean Ridge Yacht Club | 5552–5612 N Ocean Blvd | 1985–2007 | 50 | ~$1.93M | Not applicable |
| Pelican Cove | 6110 N Ocean Blvd | 1982 | 40 | ~$3.88M | Not applicable |
| Ocean Breeze Townhomes | 3–17 Adams Rd | 2015 | 7 | $2.85M–$3M | Not applicable |
Prices as of October 2026. "~" marks a single current listing.
“Not applicable” in this table reflects the county’s townhome records. The Town of Ocean Ridge nevertheless lists Ocean Ridge Yacht Club for milestone inspections, and Ocean Breeze homes are condominium units in county records but two stories tall, so confirm the rules for any home you are considering.
